The wheel is already turning

Every part of the casino resort is being built at once: the main hall roof is on, the theatre fly tower is topped out, the first 400 dealers are in training in Lisbon, and the restored 1926 quay has been handed back to the promenade. What remains is the fit-out, the licensing and the first hand dealt.

Guests who register interest now receive the opening dates first, a founding-guest tariff on suites, and priority booking for the opening season in the theatre.

The history behind a casino resort on this shore

Long before the first foundation was poured, the peninsula that will become Busigaberra was a place people came to for the evening. In the 1880s a timber bathing pavilion stood on the point, with a small casino room where visitors from the city played baccarat and chemin de fer under gas lamps. The pavilion burned in 1912, was rebuilt in reinforced concrete in 1926 in the streamlined style of the period, and for three decades hosted dance orchestras, film premieres and an annual regatta ball that filled the harbour with lanterns.

The post-war years were less kind. Gaming licences lapsed, the concrete pavilion became a customs store and, later, a boatyard. What survived was the shape of the place: the long stone quay, the avenue of umbrella pines planted in 1927, and a memory, held by the town, that this was where the region once came to dress up.

The Busigaberra project began in 2022 with a simple idea: return the peninsula to that purpose, but with the scale and standards of a modern integrated casino resort. The 1926 quay wall has been restored and forms the seaward edge of the resort promenade. The pine avenue is protected and now leads from the arrival court to the main entrance. Everything else, from the gaming floor to the theatre fly tower, is new.

Gaming at the casino resort: 180 tables under one glass roof

The main floor is a single, column-free hall 140 metres long, lit by day through a folded glass roof and by night through a field of suspended brass lanterns. It is arranged as three neighbourhoods rather than one open room, so that a guest who wants the energy of a busy craps pit and a guest who wants a quiet corner of blackjack can each find their place.

Table games

Opening inventory is 180 live tables, expandable to 220. The mix reflects the region's traditions and its international visitors: 62 blackjack tables, including European no-hole-card and Spanish 21 variants; 24 American and 12 European roulette wheels with single-zero layouts throughout; 18 baccarat and mini-baccarat tables, plus 10 punto banco tables in the eastern hall; 6 craps tables on a raised pit with the full field of proposition bets; 8 Caribbean stud and Ultimate Texas Hold'em tables; 6 casino war and three-card poker tables; and 12 tables of Sic Bo, pai gow tiles and pai gow poker in the southern hall.

A dedicated poker room with 22 tables sits off the main floor with its own entrance, cage and 24-hour food service, running cash games in No-Limit Hold'em, Pot-Limit Omaha and mixed games, with a tournament schedule announced quarterly. Dealers are recruited a full year before opening and trained at our academy in Lisbon to a standard of at least 400 supervised hours before their first live shift.

Published table limits

We publish limits because guests deserve to know before they sit. Minimums vary by time of day and by hall; the ranges below are the planned opening standards for the main floor. Salon limits are agreed individually.

All tables use continuous-shuffle or eight-deck shoe protocols as displayed at the table, with results verified by the surveillance department and the regulator's inspectors on site. Limits may change on regulatory approval; the version displayed at the table on the day is the binding one.

Slots and electronic gaming

Two thousand four hundred machines sound like a wall of noise. They are not. The slot floor at Busigaberra is designed in clusters of twelve to twenty, separated by planted screens, seating and low lighting, so that each group feels like its own room. Sound is managed with directional speakers and a house cap on volume; the effect is closer to a private club than an arcade.

The inventory spans classic three-reel mechanicals, video slots across every major manufacturer, progressive networks linked across the floor with a resort-wide jackpot reset at €1,000,000, video poker banks at full-pay tables, and electronic table games — roulette, baccarat and blackjack stadiums with 150 individual terminals fed by live dealers. Denominations run from €0.01 to €500 per credit, with a high-limit slot salon of 80 machines from €5 to €500 where every seat has a personal host, a call button and a view of the water.

Every machine displays its theoretical return-to-player percentage on screen. The floor average for slots will be published monthly and independently audited; we have set a minimum floor-wide RTP of 92 per cent, with premium and high-limit banks above 95 per cent. Ticket-in, ticket-out and cashless play through the resort card are standard, and every machine supports the responsible gambling limits described on our player protection page.

The slot floor is the part of a casino resort most guests visit first, and we have treated it accordingly: a coffee counter at each end, fresh air, daylight in the morning and a view out to the promenade at every turn.

Private gaming: the salons

Above the main floor, reached by a separate lift from the arrival court or from the residence wing, eleven private salons offer gaming at the highest limits in the region, in rooms sized from six seats to forty.

The Lantern Room

The largest salon: eight baccarat tables, two roulette wheels and a blackjack pit, opening onto a private terrace over the harbour. Minimums from €500, maximum €250,000 on baccarat. Own cage, own kitchen, sommelier on call.

The Pine Salons

Six intimate rooms for parties of six to twelve, each with a single table that converts between baccarat, blackjack and roulette. Booked by the evening. Limits by arrangement with the host, typically €1,000 to €100,000.

The Quay Rooms

Four rooms of twenty seats for group play, private tournaments and corporate hospitality, with a shared lounge, cigar terrace and access to the theatre's private box level.

Salon guests are assigned a dedicated host from the moment of arrival. Hosts arrange transfers by car, helicopter or the resort tender, suite upgrades, restaurant tables, theatre boxes, and gaming preferences such as dealer language, card-squeezing procedures and shoe selection. Complimentaries are offered on a transparent, published scale based on average bet and time played, never on losses. The salons also have their own responsible gambling adviser, because privacy should never mean an absence of care.

Fine dining at the casino resort

Five restaurants and two bars, each with a chef who was given a room and a view before being given a brief. Menus below are opening drafts; prices are in euros and include service.

The fifth restaurant, The Long Table, is an all-day brasserie of 240 seats beside the promenade, serving breakfast from 06:30, a set lunch, and a supper menu until 02:00. The Salon Bar on the salon level keeps a list of 400 wines and a cellar of vintage champagne; the Quay Bar on the promenade mixes cocktails with the region's spirits until the last guest leaves. Room service runs 24 hours with a dedicated kitchen for the residence wing.

Luxury suites and residences

The hotel wing rises seven storeys along the northern side of the peninsula, stepping back at each level so that every room has a terrace and every terrace has the sea. There are 420 keys in all, from 48-square-metre studios to a 480-square-metre penthouse with its own pool. Interiors use pale oak, limewashed plaster, woven grass and brass, with fabrics in the same sea-glass, coral and champagne tones you see on this page.

Every room has a bed made up with linen from a mill in the Minho, a bathroom of local marble with a soaking tub and a walk-in rain shower, blackout curtains that close at the touch of a bedside panel, and a minibar restocked with what you actually drank rather than a standard set. The residence wing on the top three floors has its own lobby, lift, butler team and a private lift to the salons.

Rates for the opening season will be released in early 2027. Guests registering interest now will receive first access to opening dates and a founding guest tariff.

Promenade Room

48–56 m²

King or twin beds, a terrace of 12 m² over the promenade, marble bathroom with tub and separate shower, work desk and lounge chair. 240 rooms across floors one to four.

Harbour Suite

85–110 m²

Separate living room with dining for four, a 20 m² terrace facing the harbour, dressing room, twin vanities and a guest washroom. 120 suites, most interconnecting with a Promenade Room for families.

Residence Suite

160–220 m²

On the residence floors: two bedrooms, a full kitchen, a study, a 40 m² terrace with an outdoor dining table and daybeds, butler pantry and private lift access to the salons. 54 residences.

The Pinnacle Penthouse

480 m²

Three bedrooms, a 14-metre private pool and terrace on the roof, a cinema, a spa room with steam and sauna, a chef's kitchen and a permanent butler team. One only, on the seventh floor. Six further penthouses of 300 m² share the level.

The theatre and the evening beyond the floor

A casino resort earns the word "resort" with what happens away from the tables. The Busigaberra Theatre seats 1,600 in a horseshoe of three tiers, designed by an acoustician whose previous rooms include two national opera houses. The stage is 22 metres wide with a full fly tower and an orchestra pit for 70, which means the programme can move from a touring musical to a symphony to a stand-up residency within the same week.

The opening season, to be announced in spring 2027, will run a rotating repertory of concerts, comedy, dance and a resident production created for the room. Thirty private boxes on the second tier connect to the salon level, so a guest can move from a table to a box and back without passing through the public foyer. A smaller cabaret room of 300 seats beside the Quay Bar hosts late shows and jazz until 03:00.

Outside the theatre, the resort's evening includes a 2,100 m² wellness pavilion with a heated seawater pool, thermal suite, twelve treatment rooms and a rooftop yoga deck; a 3,400 m² conference centre with a 900-seat ballroom that opens onto the pine avenue; a promenade of galleries and shops; and the marina, with 60 berths for visiting yachts and a boathouse for guest sailing and paddleboarding. A creche and a teen club allow parents to spend an evening at the tables or the theatre while children are looked after.

Designing a casino resort that belongs to its coast

The building is long and low, never higher than the pines, and its roof is a folded plane of glass and pale stone that catches the western light. The intention is a place that looks as though it has always been there, and a gaming floor that never makes you forget where you are.

Most casino floors are designed to exclude time. Ours does the opposite: the main hall is oriented along the peninsula so that the setting sun runs the length of the floor, with clocks at every pit and glazed walls onto the promenade. Air is changed six times an hour through a seawater-cooled system that also serves the hotel, and the entire estate is smoke-free indoors, with terraces for guests who smoke.

Sustainability targets include on-site solar covering 30 per cent of daytime demand, rainwater harvesting for the gardens, a zero-single-use-plastic policy in food and beverage, and BREEAM Excellent certification for the main building. The restored quay and pine avenue are listed features maintained under agreement with the municipality.

Accessibility has been designed in rather than added: level access throughout, hearing loops at every cage and reception, a proportion of gaming tables at wheelchair height, braille and tactile signage, and a quiet room off the main floor. Staff receive disability awareness training as part of induction.

Security and surveillance follow the highest regulatory standard, with a 24-hour control room, more than 1,800 cameras, and a dedicated anti-money-laundering team. These systems exist for guests as much as for the house: a fair game requires that both sides can trust the room.

The road to opening in 2027

Construction is on schedule. The timeline below tracks the milestones from breaking ground to the first hand dealt; each stage is signed off by the regulator and independent engineers before the next begins.

Arrival, hosting and the resort card

The experience of a casino resort begins before the doors. Guests arriving by car pass through the pine avenue to a covered arrival court where valets, porters and a reception team meet every vehicle; guests arriving by tender step from the marina straight onto the promenade; and guests arriving by helicopter land on the roof of the residence wing and take a private lift to their suite. Check-in is done wherever the guest happens to be, on a tablet, and identity verification for the gaming floor can be completed at the same time so there is no second queue.

The resort card is the key to everything. It opens the room, settles restaurant and theatre bills, holds cashless gaming credit, tracks loyalty points across gaming, hotel and dining, and carries the responsible gambling limits a guest has chosen. Points are earned at a published rate on every euro of hotel, dining and theatre spend and on time played at tables and machines, and are redeemed for stays, dinners, tickets and wellness treatments. Tiers are transparent: the thresholds and the benefits at each level are printed on the card sleeve and on the app, and are never adjusted for an individual guest.

Hosting works in the same open way. Every guest can ask for a host; guests who play regularly are assigned one. A host's job is to remove friction: a table at Kōri on a Saturday, a late check-out, a car to the airport, a particular dealer, a birthday arranged at the theatre. Hosts are paid on guest satisfaction and return visits, not on the amount a guest wagers or loses, and they receive the same responsible gambling training as the floor team.

The concierge desk on the promenade handles everything outside the estate: yacht charters, golf at three courses within thirty minutes, wine tours inland, private guides to the old town, and the region's festivals. For guests who want to go further, the resort keeps a small fleet of electric cars and a partnership with a local airline for day trips along the coast.

Meeting and event planners have their own team. The 3,400 m² conference centre includes the 900-seat ballroom, twelve breakout rooms, a boardroom for 24 with a view of the marina and a garden pavilion for receptions of 400 under the pines. Corporate groups can combine a conference with a private gaming tournament in the Quay Rooms, a chef's table at Ochre and a closed performance in the theatre, all coordinated by a single event director from first enquiry to final invoice.

Questions about the casino resort, answered

When exactly does Busigaberra open?

The casino resort opens in 2027. A founding-guest period will precede the public opening; the exact dates will be confirmed once final licensing is granted. Registering interest through the contact page is the quickest way to receive them.

Is there an entry fee or membership?

There is no entry fee. Guests present a valid passport or national identity card at the casino entrance for age and identity verification, as required by law. A resort card, free to obtain, gives access to cashless play, loyalty benefits and the responsible gambling limit tools.

What is the dress code?

Smart casual on the main floor and in the restaurants; no beachwear or sportswear on the gaming floor after 18:00. The salons, Ochre and the theatre's box level ask for jackets in the evening.

Can I stay without gambling?

Yes. The hotel, restaurants, wellness pavilion, marina and theatre are open to all guests, and the gaming floor is physically separated from the rest of the resort with its own controlled entrance. Many guests will never see a table.

What currencies and payment methods are accepted?

Euros at the cage and throughout the resort. Major cards, bank transfers and contactless payments are accepted for hotel and dining; gaming buy-ins are in cash, by pre-arranged transfer or by resort card, subject to identity and source-of-funds checks.

How do I reach the resort?

The nearest international airport is 45 minutes by car. The resort operates a fleet of transfers, a helipad and a marina tender service from the city. A dedicated coach service will run from the main railway station on the hour.

Are children allowed?

A casino resort for people who like their evenings long

There is a moment, on this peninsula, at about half past nine in summer, when the sun has gone behind the headland but the sky is still gold, the lanterns on the quay have just come on, and the water is a sheet of pale green. That moment is the reason the pavilion was built in 1926 and the reason it was rebuilt in 2027.
